Positive: the location is excellent to explore Chiang Mai by foot, you dont even need taxis or buses.. breakfast was good rooms were very spacious and clean, nice bathroom. the hotel area in itself is not big but has a great design, the pool was nice too, just the water was a bit cold but thats fine, I just had bad luck with the weather (rainy season) on my trip to Chiang Mai.

Negative: what I did not like about my stay was that right next to my room they a construction site going on, they were building or renowing the room right next to mine , so in daytime you had a lot of noise from the construction site. just for info: they have 3 dogs living inside the hotel/reception , so if you are afraid of dogs keep this in mind - I like dogs so for me that was totally fine :)
